As an excited newcomer to the Nashville area, what is your single-most important question about living in Nashville?

Here's My Question...

From Medical Economics magazine....

"Level the playing field when you buy a home! You may get a better deal with your own broker pulling for you. The introduction of buyer's brokers takes a horribly one-sided process and simply makes it fair."

Top 10 Easy Feng Shui ideas to help
Sell your home faster
Common sense ways to attract buyers.

Feng Shui is the ancient Chinese art of harmony and balance.  It's not necessary to become a Feng Shui Master in order to sell your home quickly and easily....but it's absolutely essential to incorporate a few of these easy Feng Shui ideas and principles into your plans for a quick sale.

Our in-depth consultations will go into more precise things you can do to enhance your property for a quick sale, but carefully consider these 10 items as a minimum if you want to sell your house.
Utilizing these easy Feng Shui ideas will pay off with more and better offers.  It's more than worth the effort to get your home ready for the market.

3 - Make sure all windows are clean and sparkling!  This just makes the whole house feel better.  If you have any windows that have broken seals - you might as well replace them now - because a home inspector is sure to make note of it.  When the seal is broken, it makes the window look dirty and leaves a negative impression with a potential buyer.

4 - Plant flowers!  Flowers are a quick and easy way to give the house new life.  We can consult with you as to which flowers to plant in specific locations to help insure a quick sale - but just the addition of color... especially as people are walking up to the door... is very important.

1 - First and foremost - make sure that your front entrance to the home is clean and un-obstructed.  Prune any bushes that extend over the walkway...and get rid of any dead plants immediately.  This area is your visitor's first impression of the home and you want to make sure it's a good one.  Does the front door need a new coat of paint?  Does the entrance need to be pressure-washed?  Is your doormat clean?  Does the glass in the door or storm door sparkle?  You may not enter your home through the front door - so it's always a good idea to pretend to be a visitor and walk up to your front door and see it through a buyer's eyes.

2 - De-Clutter the entire home - inside and out!  You'll be moving soon - so why not start packing right now?  Out-of-season clothing, toys, projects waiting to be finished...or anything you can do without should be packed away.  And, if you don't have a large area for storage, it might be a good idea to rent a storage unit for a couple of months.  You don't want the house to appear too small to a potential buyer.  It's so important for everything to be in it's place!

5 - Keep the grass mowed!  Make sure your lawn appears neat at all times.  Even if it's wintertime, do everything you can to make your property appealing to a potential buyer.

6 - Clean out the closets! - This is vitally important  because most buyers want as much closet and storage space as they can find.  So, cleaning and organizing your closets are a must if you want to sell.

7 - Clean - Clean - Clean Your Kitchen and Bathrooms!  These are major areas that buyers look at very closely.  A clean and well-organized kitchen will go a long way toward a good offer.   Put away most of your kitchen appliances.  Keep cleaners out of sight.  Less is definitely more!  And keep kitty litter boxes out of these sanitary areas of your home.  It's a good idea to keep a vase of fresh flowers on the kitchen table.  Actually, fresh flowers raise the energy level in any room of the home.

8 - Tidy those Bedrooms!   Make sure the beds are made every day - because you never know when someone will be outside your home calling to make an appointment for the next 10 minutes.   Again, keep the closets neat and organized.

9 - Clear any unwanted odors from the home!  Whether it's a pet odor or cigarettes or whatever...nothing turns off a buyer like bad odors.  It's good to light a vanilla scented candle when you're getting ready to show.  If you're not home to get ready for your showings - then find something that will help your air smell clean and fresh at all times.

10 - Play easy listening music - very softly!  Never overpower the rooms with loud music - but very soft music is appealing to almost everyone.  This is easy Feng Shui.

Again, we provide much more in-depth consulting and help to sell your home...so please contact us with any Feng Shui questions you have.  We always look forward to your calls.
