Home Inspections for New Construction
You've just bought a brand new home in Nashville! You've seen the beautiful New Construction model home....and the builder has given you an assurance that you have a full "1-year" builder warranty, right? So what could possibly go wrong?
 What happens when the 1-year builders warranty runs out? Or, heaven forbid....the builder leaves town or goes bankrupt? Or perhaps....just keeps putting you off until the warranty runs out?
You don't think about these happening...but they certainly do!
I recently sold a brand new home. During the initial visit, the home appeared to be very well built. But I advised the new homebuyer to spend the money for a professional home inspection...although most new homes in Nashville pass inspections quite well.
Well, this one definitely paid off for the buyer. The first thing the home inspector found was an expensive engineered supporting joist that had been cut by the plumber so he could install the bathtub a bit easier!!
Other items on the list for this home included:
- Over-fused wiring in the main electrical panel
- Insulation that had been sprayed over the crawl space ventilation
- Blanket insulation that had fallen down
- A large gap in the crawlspace that animals could crawl through
- Exterior caulking not completed
- Central Vac vented into the garage instead of outside
The builder agreed to make all these repairs. Most of these things would have been noticed during the first year anyway. But what about that cut supporting beam? It could have been years before it might have caused a problem. Or what if the homeowner decided to sell the home....and another inspector found it. The homeowner would have been responsible for repairing the joist.
I just can't say enough things about getting a home inspection. Sometimes, inspectors miss things. We're all human. But why not have all the protection you can get?
