Home buying can be stressful at best...but these ideas can help relieve that stress:
 
  • Find a skilled, professional Realtor that fits your personality.  Homebuying is not only a large financial investment - but also an emotional one.  It's so important to have someone you can easily relate to...someone that you can depend on to work in your best interest.
  • Remember, there is no "right" time to buy...any more than there's a "right" time to sell.  If you find a home now, don't try to second-guess the housing market or interest rates by waiting.  Changes don't usually occur quickly enough to make that much difference in price, and a good home won't stay on the market very long.
  • Don't ask for too many opinions.  It's natural to want reassurance for such a big decision...but too many ideas will make it much harder to make a good  home buying decision.
  • Accept the fact that no house is ever perfect.  Focus on the things that are most important to you and let the minor things go.
  • Don't try to be a killer negotiator.  Certainly, negotiation is a part of the real estate process...but trying to "win" by getting an extra low price may cause you to lose the home that you love.
  • Remember that your home doesn't exist in a vacuum.  Don't get so caught up in the physical aspects of the house itself- room size, kitchen, etc. - that you forget such issues as amenities, noise level, proximity to schools, shopping, etc. - that have a big impact on what it's like to live in your new home.
  • Work out your financing and moving schedules before making an offer on a home.  Presenting an offer with numerous contingencies will make it less attractive to the seller.  Make your offer as "clean" as possible.
  • Consider maintenance and repair costs in your post home buying budget.  Even if you purchase a new home, there will be some costs.  Don't leave yourself short and let your home deteriorate.
  • Buying a home, especially for the first time, is a big commitment  - but also yields big benefits.  So accept that a little buyer's remorse is natural and will probably pass.
  • Choose a home first because you love it - then think about the appreciation.  A home's most important role is as a comfortable, safe place to live.
