 Home Inspections - Why Have One?

Buyer Beware! You’ve heard it many times. But we don’t want this term to apply to your home purchase. We want to have as much information as possible about the condition of the home BEFORE…..not after you buy it! And we can avoid most of the uncertainty with a good  home inspector......with a good home inspection checklist. 
 
Remember that a home inspection is not to be confused with an appraisal.  The appraisal is for your lender's benefit...to establish the value.  The home inspection is for your benefit....to establish the true condition of the home.

The home inspection is strictly for your benefit……information to help you make an informed decision. It should not be confused with an appraisal, which is a determination of value required by your lending institution.

What to Expect

The typical general home inspection should take at least 3 hours to complete, and should include a thorough inspection with the following home inspection checklist:

  • Foundation and Crawl Space

  • Drainage

  • Roof and Attic

  • Basement and Garage

  • Plumbing System

  • Electrical System

  • Walls, Floors and Doors

  • Kitchen and Appliances

Although the inspector will check the appearance & air temperature of the heating/air conditioning system, it’s advisable to order a separate inspection by a qualified HVAC service contractor.

We recommend that you accompany the inspector. You will be able to ask questions and see any problem for yourself.

Always determine if you would like additional inspections such as mold, radon gas, or water quality. A pest inspection is required, but is usually the responsibility of the seller.

Considerations for Choosing an Inspector

  • Exactly what he does and does not inspect?

  • Does he work full time as an inspector?

  • His education, qualifications and licensing?

  • Does he carry errors and omissions insurance?

  • Is he willing to provide references?

  • Is he willing to have you accompany him during the inspection?

  • Will he answer all your questions?

TRUE STORY:  A buyer bought a home for investment...purchased a home inspection in which there were a few minor repairs....and closed on the property.  They rented the property to a couple who lived in the home for one year....and then decided to purchase the home for themselves.

These renters decided that because the landlord had a home inspection....and they had lived in the property for a full year, there was no reason to spend the money for their own inspection.

OK - after awhile they decided to sell the property and move to another state.  Their new buyers had a home inspection - and guess what?  Foundation problems.  Their inspector discovered a foundation problem that cost approximately $1,800 to repair. 

Question:  Why didn't the other inspector find the problem?  That's the question everyone was asking.  The landlord produced their original inspection and property disclosure - but it was too late to do anything about it without expensive legal action. 

Moral of the story:  Be very careful to hire an inspector who is a skilled professional.
