Although there are several beautiful lakes in Nashville Real Estate...waterfront homes will only be found on Old Hickory Lake. The other lakes are recreational only. You will find waterfront property all around Old Hickory Lake...Hendersonville, Gallatin, Castalian Springs in Sumner County. Lebanon and Mt. Juliet in Wilson County...and Old Hickory in Davidson County.
What are the prices of Nashville Waterfront Homes?
It depends on what you're looking for. We can find a smaller and/or older lake home for about $200,000...but you can expect to make some repairs or renovations. Or we can find you a waterfront mansion for up to several million dollars. And anything in-between!You tell me what you're looking for...and I'll do my best to find it for you.

Do all Waterfront Homes have
Boat Docks?
No! All lake homes will not have private boat docks. Many will have private docks, but you will also find community docks...and some homes will have a gorgeous lake view - but no dock.
Some properties will have a boat dock permit...in which case you would have to build your own dock. These docks are under the authority of the U.S. Army Corps of Engineers. They manage and maintain the lake...and issue permits as applicable.
And some docks are in deeper water than others. These are all things that we check while looking for your "Dream" Waterfront Home.

Will the Boat Dock Permit Transfer
with My Home Purchase?
Not automatically! Although we typically obtain a "Realtors" letter, which is a commitment from the Corps of Engineers to transfer the dock permit to the new owner. But, you will have to close on the property and have it in your name before you can formally apply for your boat dock permit.
A representative from the Corps of Engineers will meet with you in person at the property. At this time, they will go over all the rules of the lake...and once they make sure you understand their procedures, they will issue the permit in your name.

Most of the newer waterfront homes have small lots. I find that the older lake homes have the most gorgeous wooded lots. Many other people do as well...because they buy the older homes....tear down the house...then build whatever they want on the lot. This gives them the best of both worlds.

Flooding Risk
At this time, there is a potential risk at Wolf Creek Dam up in Kentucky. They are about 5-6 years into a repair of the dam. They have lowered the level of this dam to greatly reduce the risk of a break, but I want you to be aware of it. There are "risk" maps showing where they would expect the flood levels to be in case of a problem....and we can make sure of the risk level of any property you wish to purchase.
