1. We promise to be with you the entire way. We can't always promise you that there will not be problems. Purchasing a new home is a journey, sometimes with obstacles along the way. But we will be there guiding you through the process....with any problem that arises.
2. We promise to keep your bargaining position confidential. We will always give you the facts regarding comparables for the property. We will advise you of market conditions that could possibly suggest a lower offer. We will disclose any known adverse fact(s) about the property that would enable you to make an informed decision about the purchase.
3. We promise to help locate and show properties......but always striving to point out both negative and positive things about the property.
4. We promise to save you time and money. We strive to work with you as a team leader to help you avoid problems before they arise. Many times, we have had similar situations come up and have a better prospective on the best way to handle an issue.
5. We promise to show you a more varied selection of properties, including For Sale by Owner homes and Foreclosures.....anywhere in our Service Area. Since we don't list properties, we have no "hidden agendas" to sell you a home that we or our company has listed. We simply show you all available listings within your search criteria. And we promise not to stop until we have found your ideal home.
I would like to take this time to express my appreciation to Pam Rumley for helping us  find our new home. I did not have my house on the market to sell, but a friend of mine knew I wanted to sell. 6. We promise to protect you with as many inspections and contingencies as possible, so that if the property is not in the condition you hoped it would be......then you are not obligated to follow through with the purchase.
7. We promise never to abandon you for a "dual agency" or "facilitator" status.
8. We promise to help you find a well qualified team of experts to help you through the purchase. We work with different lenders, home inspectors, appraisers and closing attorneys and can advise you on the best ones for your particular situation.
9. We promise never to charge you for our buyer services! Nor do we require a "retainer". Although the law requires that we have a signed Exclusive Buyer Agency Agreement that we both must abide by, we will be paid from the transaction, without any additional cost to you!
10. We promise to give you a service guarantee that assures you of our commitment to serving your housing needs.

We guarantee the promises we've just made to you, and if for any reason that you are not happy with our services......just let us know about the problem in writing, and if we cannot correct it within 3 business days, you will be released from the Agency Agreement with no further obligation to us.
